Real Estate API Integration

Turn US property data into a dependable product. We connect property data APIs and public records into one documented API for search, valuation, market analytics and alerts.

One property data layer, many sources

Property data comes from listing feeds, county assessor and recorder records, and providers such as RealEstateAPI, each with its own formats, update cycles and license terms. We bring the sources you are licensed to use into one normalized, queryable API for property search, valuation, market analytics and lead enrichment. Every record carries its source and date, bad data is quarantined before it reaches users, and quotas and freshness are monitored.

AI-assisted, engineer-led property data integration

How AI assists

  • Drafts schema mappings across providers and flags conflicting addresses, owners and parcel IDs
  • Writes contract tests and fixtures from provider docs, including missing fields and quota errors
  • Reviews pipeline logs and data-quality reports to find sources that drift or stop updating
  • Drafts API documentation and example queries for your developers, checked by our engineers

What our experts own

  • Engineers choose sources and decide, field by field, which one wins when records conflict
  • Engineers set deduplication, retry and quarantine rules so bad records are held back, not published
  • Data engineers validate valuation and analytics output against recorded sales before users see it
  • We manage keys, quotas and license limits, including what licensed data AI tools may process

From licensed sources to one property API

Illustrative pipeline for licensed property data; sources, refresh cycles and license terms vary by provider.

  1. Scheduled ingestion

Jobs pull from each licensed source on its own cycle and quota, stamping records with source and date.

  2. Normalize and match

Addresses, owners and parcel IDs are standardized, then matched so one property isn't stored as several.

  3. Source precedence

Where sources disagree, field-level rules choose the value, and the losing value is kept for audit.

  4. Quality quarantine

Records with impossible values, missing keys or sudden source drift are held back instead of published.

Checkpoint: Engineer reviews quarantined records before release

  5. Valuation release

New valuation output is compared with recorded sales by segment before it replaces what users see.

Checkpoint: Data engineer approves each valuation release

  6. API and alerts

Your REST or GraphQL API serves merged records with source and date; subscribed users get deduplicated change alerts.

When something fails: A failed or over-quota source retries later; API responses keep the last good data marked with its date, and your team is alerted.

What you receive

What your real estate API integration includes

  • Property data aggregation

One API over property, ownership, tax and listing data from your licensed sources, with the source and date stored on every record.

  • Valuation features

Estimates from provider AVMs or comparable-sales models, shown with a confidence range and a clear state when data is too thin to estimate.

  • Market analytics

Dashboards for price per square foot, days on market and inventory, built on documented definitions so figures match across reports.

  • Lead enrichment

Ownership, equity and lien data appended to inbound leads, with match confidence and rules for how your team may use it.

  • Geospatial search

Map search with polygons, radius filters and boundary layers such as school districts, indexed so queries stay fast.

  • Change alerts

Alerts for new listings, price drops, status changes and foreclosure filings where your sources provide them, deduplicated per user.

Prepare an integration that your team can operate

  • Access and inputs

Bring your RealEstateAPI access, licensed coverage, sample records, intended use and refresh needs. Identify the fields that may be stored or displayed and who will review missing or conflicting property data.

  • A realistic first scope

Start with a defined property-data query or enrichment flow and record matching rules. Data coverage, freshness and valuation quality depend on the source; we document gaps instead of treating estimates as verified market values.

  • Handover and maintenance

We deliver the agreed connection, test evidence, configuration notes and recovery instructions. Assign an owner for alerts and reconciliation. Provider changes, credentials and ongoing monitoring can be maintained under an agreed support plan; provider charges remain separate.

How we deliver your property data integration

  1. 01

    Choose data sources

Compare sources on coverage, freshness, license terms and cost for your use case, and document what each one may be used for.

  2. 02

    Schema and contract tests

Design a normalized schema and write contract tests against each provider's sandbox or sample data, including missing and conflicting fields.

  3. 03

    Pipeline build

Build ingestion with deduplication, retries, quota tracking and data-quality checks that quarantine bad records instead of publishing them.

  4. 04

    API delivery and monitoring

Deliver a documented REST or GraphQL API with caching and rate limits, plus dashboards for freshness, errors and provider usage.

FAQ

Frequently Asked Questions

Is this data legal to use commercially?

That depends on each provider's license, not on the code. We review the terms you hold with you, record usage and attribution rules alongside the data, and flag anything that limits display, storage or resale for your legal team to confirm before launch.

How accurate are automated valuations?

Accuracy depends on the data source, property type and market, so we do not quote a figure up front. We test valuation output against recorded sales you have access to, report error ranges by segment, and show a confidence range or a no-estimate state in the product instead of a falsely precise number.

Do AI tools see the property or owner data we license?

Only if your license and your instructions allow it. We build and test with sample or masked records. Private / Local AI Engineering keeps code and data on infrastructure you control; Claude Code / OpenAI Codex Engineering uses cloud AI tools under the controls we agree with you.
